Pune/Bavdhan, 6th November 2025: Bavdhan Police Station under the Pimpri Chinchwad Police Commissionerate has registered a case against three individuals, including Digvijay Amarsinh Patil, partner of Amadea Enterprises LLP, in connection with an alleged irregular land transaction in Mundhwa. Notably, NCP leader Parth Pawar, the second partner in the company, has not been named in the FIR.
The case involves allegations of large-scale irregularities and stamp duty evasion amounting to around тВ╣6 crore in the purchase of a 40-acre plot currently occupied by the Botanical Survey of India (BSI) at Tadigutta Chowk on North Main Road near Koregaon Park. The land, valued at approximately тВ╣1,800 crore, was reportedly sold to Amadea Enterprises LLP for around тВ╣300 crore, with only тВ╣500 paid as stamp duty. A family has also claimed that the land is Vatan property and under litigation.
According to officials, the FIR has been registered for offences of cheating and criminal breach of trust under Sections 316(5), 318(2), and 3(5) of the Bharatiya Nyay Sanhita (BNS), along with Section 59 of the Maharashtra Stamp Act.
The complaint was filed by Santosh Ashok Hingane (55), Joint District Registrar (Class I) and Stamp District Collector, Pune.
The accused named in the FIR are:
- Sheetal Kishanchand Tejwani, power of attorney holder of the land
- Digvijay Amarsinh Patil, partner of Amadea Enterprises LLP
- Ravindra Balkrishna Taru, suspended Joint Sub-Registrar
As per the complaint, the alleged offence took place on May 20, 2025, at the office of the Joint Sub-Registrar, Haveli No. 4, Pune.
Investigating officers stated that the 7/12 extract of the land shows ownership in the name of the Government of Maharashtra (Mumbai), which required prior permission from the competent authority before executing any sale deed. A letter dated May 9, 2025, from the Joint District RegistrarтАЩs office, had clearly stated that a stamp duty of тВ╣5.89 crore was payable for the transaction.
However, despite this directive, the accused тАФ in alleged collusion with the suspended registrar тАФ executed the sale deed without paying the required stamp duty, causing a loss of approximately тВ╣6 crore to the state exchequer.
Police officials said that no arrests have been made so far, and further investigation is underway.
