Pimpri, 31st October 2025: The Pimpri-Chinchwad Municipal Corporation (PCMC) will independently develop areas within a 500-metre radius of 11 metro stations across the city. A Local Area Plan (LAP) will be prepared to guide this development, with a focus on improving transportation, parking facilities, and overall urban infrastructure around the metro corridors.
The civic bodyтАЩs move aims to promote Transit-Oriented Development (TOD) and ensure smooth traffic flow and enhanced connectivity for commuters. Construction permissions in these zones will be modified to allow the redevelopment of residential and commercial buildings.
Metro Expansion and Station Coverage
The Pune Metro line in Pimpri-Chinchwad was launched in 2016, with operations beginning on the Pimpri to Dapodi stretch on March 6, 2022. Currently, six stationsтАФPimpri, Sant Tukaramnagar, Nashik Phata, Kasarwadi, Phugewadi, and DapodiтАФare operational.
The extended route from Pimpri to Nigdi will include four additional stations: Chinchwad Station, Akurdi, Tilak Chowk, and Bhakti-Shakti Chowk. Meanwhile, the Wakad station on the HinjewadiтАУShivajinagar route, under the Pune Metropolitan Region Development Authority (PMRDA), also falls within PCMC limits.
In total, 11 metro station areas will be developed under this initiative. The area within 500 metres of each station has been designated as a Transit Oriented Development Zone (TOD Zone).
Local Area Plan Under UDCPR Rules
The LAP will be prepared in accordance with the Unified Development Control and Promotion Rules (UDCPR). The project has been assigned to a Gujarat-based organisation, which will conduct surveys of all 11 station areas.
The plan will include measures to prevent traffic congestion, create safer and more efficient pedestrian and vehicular movement, and improve the overall standard of living for residents. It will also introduce new zoning reservations and design guidelines.
Developers constructing new buildings in TOD zones will need special permissions from the Municipal Corporation and must leave at least nine metres of open space in front of their buildings for parking.
Nine-Month Deadline for Plan Preparation
тАЬThe Local Area Plan will be prepared within nine months. After a public hearing and state government approval, the implementation will begin,тАЭ said PCMC City Engineer Makarand Nikam.
He added that a tender was floated to appoint the agency, and two organisations had participated in the process. Of them, one qualified organisation has been awarded the contract to prepare the LAP.
Once approved by the state government, the PCMC will proceed with on-ground implementation to transform metro station areas into well-planned, accessible urban zones.
